How Terra Preta Values Vacant Land
Terra Preta Partners underwrites land as a principal acquisition business. Our evaluation asks what the parcel can support, what a realistic buyer or development plan can justify, and which costs or risks remain unresolved. An acquisition offer is not an appraisal, a representation agreement, or a promise of future market value. The framework below explains the inputs owners can help document.
Establish the parcel’s legal and physical facts
We start with parcel identity, deed and ownership information, access, zoning, dimensions, utilities, terrain, environmental screening, taxes, and recorded restrictions. We distinguish documented facts from seller-reported information and open questions. A GIS map is useful for screening; it does not replace a survey, title review, wastewater approval, or site engineering. Material uncertainties remain visible rather than being silently treated as favorable.
Select the correct comparison set
A useful land comparable shares the subject’s practical use and readiness, not just its county. We consider closed transaction dates, location, size, access, service availability, and known development constraints. Improved lots and raw acreage require different treatment. Active listings and failed listing history help explain competition and liquidity, but an asking price is not a closed-sale comp. Sparse evidence widens uncertainty rather than justifying false precision.
Cross-check residential land with project economics
Where residential construction is plausible, nearby completed-home evidence can help test a land budget. Start with supportable revenue and subtract construction, site work, professional and permit costs, financing, carrying costs, selling costs, contingency, and an appropriate project return. This residual is sensitive to assumptions. A universal percentage of home value cannot substitute for estimating the costs that are unusual to the parcel.
Separate market indication from a principal offer
A potential market range and the amount a principal buyer can commit are different outputs. Our acquisition analysis also considers capital exposure, time, disposition or development costs, uncertainty, and the required business return. We may hold, develop, or wholesale a parcel where appropriate. Owners should compare our offer with alternatives and ask about material assumptions, intended contract conditions, assignment provisions, and expected net proceeds.
Resolve the questions that could change the decision
We prioritize title, access, wastewater, environmental, and infrastructure issues that could alter feasibility or price. A contractor estimate can refine a cost; an unresolved legal right may require the closing professional; an approval question belongs with the responsible authority. Providing an existing survey, utility letter, or soil report can improve confidence, but no single document guarantees an offer or a completed transaction.
